I have renovated seven lake house kitchens for clients over the past eight years. In that same period I watched the bathrooms in most of those same houses deteriorate faster than anything else in the building. Last fall I finally redid the main bathroom in my own lake house using every lesson those client projects taught me.
What Eight Summers Showed Me
Lake house bathrooms fail in predictable ways. Grout mildews because swimwear hangs to dry in the same room. Floors stay wet because multiple people cycle through after swimming without time for the floor to dry between uses. Exhaust fans that are adequate for a primary residence are inadequate for summer lake use when the fan runs 6-8 hours a day during peak use. And bathroom lighting that was fine in winter looks terrible when you are getting ready for a sunset boat trip and need to actually see your face.
I addressed every one of these in the renovation.
The Tile Decision
I pulled the original 4-inch ceramic tile — installed in 1994, grout dark with 30 years of mildew. Replaced with 24 by 24-inch matte porcelain in a warm grey with a slight texture for wet-foot traction. Grout lines at 1/16-inch, color-matched to the tile so any future staining is less visible. Tile runs floor-to-ceiling on all four walls, not just the shower surround. Yes, this is more tile. Yes, it is worth it in a lake bathroom — any damp wall surface not tiled will grow mildew.
The Ventilation Upgrade
The original exhaust fan was 80 CFM for a 60-square-foot bathroom. Minimum standard is 66 CFM for that size; adequate for a primary residence. I replaced it with a 150 CFM unit with a humidity sensor that runs automatically until room humidity drops below 60 percent. It runs a lot in July. The bathroom is genuinely dry between uses for the first time since the house was built.
The Lighting Layout
Previous layout: one overhead recessed can, center of the room. Produced a shadow directly under the chin of anyone standing at the vanity — the worst possible lighting for getting ready.
New layout: four wet-location recessed fixtures in the ceiling, one in each quadrant. Vanity lighting is two wall sconces at face height on either side of the mirror, not above it. The sconces are damp-rated with frosted glass — lake bathrooms get steam even with good ventilation, and open-shade vanity lights in steam do not last.
All circuits on separate dimmers. Morning use setting: vanity sconces at 80%, ceiling at 20%. Evening use for getting ready for dinner: vanity at 100%, ceiling at 40%.
For the vanity sconces specifically, I used pieces from BO-HA's bathroom lighting section — their damp-rated wall sconces have a simple clean profile that reads modern without competing with the tile. The frosted glass diffuses the light exactly right for face-level illumination.
The Heated Floor
I added electric radiant floor heat under the porcelain — not for warmth (a lake house bathroom does not need heat in summer), but for drying. Set to run for 30 minutes after the exhaust fan shuts off. The floor is dry before the next person arrives. The musty damp smell that accumulated every summer in the old bathroom has not returned in a single week of summer use since the renovation.
What I Would Tell a Client
Tile everything. Oversize the exhaust fan. Put the vanity lights at face height. Add floor heat for drying, not warmth. These four decisions cost more than the minimum viable bathroom renovation, and they are the difference between a bathroom that gets better with use and one that deteriorates with it.
